Answers to your frequently asked questions
-
Can you hold a property before I apply?
Properties are rented on a first-come, first-served basis once a completed application and all required fees are submitted. We recommend applying as soon as possible to secure the rental you’re interested in. -
Do I need to pay first and last month’s rent along with my security deposit?
Move-in costs vary by property. Typically, tenants pay the first month’s rent and a security deposit before moving in. Some properties may also require the last month’s rent, depending on lease terms. -
How old do I have to be to apply?
Applicants must be at least 18 years old or of legal age to enter into a lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable provided there is no damage beyond normal wear and tear, all lease terms are met, and the property is left clean. Deductions may apply for unpaid rent, repairs, or cleaning costs. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history requirements. Cosigners must meet financial qualifications and sign a guarantor agreement. -
How do I apply for a rental property?
You can apply online through our website or submit a paper application in person. A complete application includes the application fee, proof of income, valid identification, and any other required documentation. -
How can I pay my rent?
Rent payments can be made online through the tenant portal using by automatic bank transfer, credit or debit card, or cash voucher. We encourage online payments for convenience and faster processing. -
What should I do if I want to get a pet?
Check your lease agreement first and contact management before bringing a pet into the home. Some properties allow pets with an additional pet deposit or monthly pet rent, while others may have breed, size, or quantity restrictions. I want to move out, but my roommate wants to stay. What should I do?
All tenants are jointly responsible for the full lease term. If one tenant wants to stay, they must qualify on their own or submit a replacement tenant for approval by management before changes are made to the lease. -
My lease is expiring, and I plan to move out. What do I need to do?
Most leases require written notice prior to moving out. Please review your lease agreement for the required notice period (commonly 30 or 60 days) and submit your intent to vacate in writing before the deadline. -
Who is responsible for repairs and maintenance?
The property management team coordinates routine maintenance and repairs. Tenants are responsible for damages caused by misuse or negligence. All maintenance requests should be submitted promptly through the tenant portal for timely service.
